Las Gaviotas Condos phase 2 Complete

Ok, not quite complete, but two of the three units in phase two are finished, one will be occupied by the end of the week.

Phase Three is slated to begin construction soon, but the developer is waiting out the heaviest rains before building the foundation (a prudent move!). In the mean time, there is still some time to take advantage of pre-sale pricing on phase three. First floor condo, about 1,000ft2, 2 br, 2 ba with laundry room includes all major appliances, air conditioners, recessed lighting and high-end finishes can be had for only $185,000. High loan to value financing is available on some units, you can move in with as little as $10,000 down and pay under $2,000/month to own your own beautiful condominium (for qualified buyers). Or buy in pre-construction, pay 25% now, 25% when the walls are finished, 25% when the roof goes on, and a final payment when you get the keys to your finished condo. There are only five units available in phase three, and once construction is started, the price are only going up.

Great deals on Residential Lots

We've recently uncovered some great deals on Residential lots in Tamarindo.

The first is 583 m2 (over 1/8 acre) and asking is only $65,000! That's not much over $100/m2 and is a great bargain. The lot is surrounded by single-family homes and less than 1/4 mile walk to the beach. It may require some inexpensive retention work to level out one corner, or you could build the pool there and just backfill. Lot is bordered on two sides by green zones and has some nice, large trees nearby.

The second lot is located less than a mile from the beach, also surrounded by residential homes, and has a little bit of ocean glimpse. A second-story structure would have a decent ocean view, including Cabo Velas. The lot is just under 480m2, has a large guanacaste tree against one edge and a nice guaitil tree on the other edge. Neither tree represents problems for building, but they bring monkeys, birds and shade to the lot. Asking price is only $130,000, seller would consider financing a portion of the price for as long as five years, might flex on pricing (worth a try!).

The third lot also has second-story ocean views, is surrounded by homes, measures out at a little under 500m2, and borders a green zone. Asking price is $130,000. The seller may consider financing part of that.
